Straight answers before you sign anything
Building a house is the biggest purchase most families make. These are the questions we hear on almost every site visit.
01Do I need to own the land first?
Yes. The council (PBT) approves building plans against a land title, so the land must be in your name, or the registered owners must sign their consent in writing. If the land is inherited (tanah pusaka), the title usually has to be transferred to you first. If the plot is agricultural, the land-use condition may need to be changed before a house can be built. Still choosing a plot? Ask for a free site check before you sign the sale and purchase agreement. We look at access, drainage, soil and land use, so you do not buy a lot you cannot build on.
02Can I use an LPPSA loan to build?
Yes, if you are a civil servant. LPPSA offers financing to build a house on land you already own, and its eligibility and margin rules are set by LPPSA, so check the latest terms with them. We prepare the paperwork they normally ask for: approved plans, the signed contract, our CIDB certificate and the stage payment schedule. Bank construction financing works in a similar way, and both release money in stages that follow the progress of the house.
03How long do approvals take?
Typically two to four months from submission to PBT approval for a house on a clean title. It can take longer if the land has conditions, if the council asks for amendments or if utility agencies need extra drawings. We submit through a registered Qualified Person, answer every council comment and update you every two weeks. We tell you the likely timeline at the free site visit.
04What if costs rise during the build?
Your contract price is fixed for the agreed scope, so a rise in steel, cement or labour cost is our problem, not yours. The price only changes through a Variation Order (VO): a short written form that states the change, the extra cost and the extra time, and that you sign before we build it. The one big unknown is the ground. We do the soil check before you sign and put an allowance for piling in the contract, so there is no surprise bill halfway through.
05What is not included in the price?
The land and its legal costs, fees paid to authorities (council levies, TNB, Air Selangor and IWK connection charges), a soil investigation report if one is required (usually RM 3,000 to RM 6,000), landscaping beyond basic turf and drainage, air-conditioners, curtains, loose furniture and appliances. Everything else in the signed bill of quantities is included. Your quotation lists every inclusion and exclusion line by line.
06How do I know the project will not be abandoned?
Abandoned projects (projek terbengkalai) happen when a builder is paid too much too early. We never ask for that. You pay in seven stages, and each payment is released only after a joint inspection of the finished stage. At most you are 15% to 20% ahead of the work on site, and the work is insured under a Contractors’ All Risks (CAR) policy. You also see progress every week in photos.
07How do progress payments work?
The schedule is the same for every house: 10% on signing, 15% foundation, 20% structure, 20% roof and walls, 15% M&E, 15% finishing and 5% on handover. When a stage is finished, we invite you (or your representative) to inspect it with our site supervisor. You sign the stage certificate, we send the invoice and you pay within seven days. If you use a loan, we align the invoices with the bank or LPPSA claim process.
08How long does the whole build take?
After approvals, a single-storey house takes about seven to nine months and a double-storey house nine to twelve months. A house extension takes three to five months. The monsoon season can add a few weeks of rain delay, which we plan for in the programme. We give you a dated schedule before you sign.
09What warranty do I get after handover?
A 12-month defect liability period (DLP) that starts on the handover date. If something we built fails, such as a leaking roof, a cracked wall finish or a faulty fitting, we repair it free of charge. We inspect the house with you at month 6 and month 12. We also give you the as-built drawings and warranty cards for the roof, waterproofing and fittings.
10Can I change the design or use my own plans?
Yes. Our six house designs are starting points. We can change the layout, the facade, the number of bedrooms and the finishes to suit your lot and your family. If you already have drawings from your own architect, we will price them and build them exactly as drawn.
11Is the site visit really free?
Yes, anywhere in Selangor and the Klang Valley. A senior member of our team spends about an hour on your land, then sends a short written note with what we saw, the likely approach and a rough budget. There is no obligation to sign anything. If a soil investigation (borehole test) is needed later, we arrange it and you pay the lab cost.
