PRThe build journey
From empty land to the keys
Six steps, each with a clear owner, a timeline and a payment rule. Here is what happens, how long it takes and what we need from you.
Total: about 12–20 monthsincl. 2–4 months approvals
The six steps
- 01S-011–2 weeks
Free site visit & soil check
We walk your land with you. We check access, levels, drainage, neighbours and the soil, then tell you honestly what is possible and what it is likely to cost.
Your partBring your land title (geran) or a copy, and any family or loan plans.
- 02S-023–5 weeks
Design & fixed quotation
Pick one of our house designs or bring your own. Our draughtsman adjusts the layout to your lot. You get drawings, a full bill of quantities and one fixed price.
Your partChoose the layout and finishes. Sign the quotation when you are comfortable.
- 03S-032–4 months
Approvals (PBT / council)
We prepare and submit the building plans to your local council (PBT) through a registered Qualified Person, and chase every comment until approval. No site work starts before that.
Your partSign the submission forms. We handle the rest and update you every two weeks.
- 04S-046–12 months
Construction in seven stages
Site clearing, foundation, structure, roof and walls, M&E, finishing. You get weekly photo reports on WhatsApp and pay only after each stage passes a joint inspection.
Your partVisit any time with notice. Approve any variation in writing before it is built.
- 05S-054–8 weeks
CCC & handover
We clear the punch-list, apply for the Certificate of Completion and Compliance (CCC) and arrange utilities (TNB, Air Selangor, IWK). Then we hand you the keys.
Your partWalk the house with our supervisor and tick off the final list.
- 06S-0612 months
12-month defect liability
If a crack, leak or loose fitting shows up in the first year, call us. We come back and fix it at no cost. We also check in at month 6 without being asked.
Your partReport anything through WhatsApp with a photo. We respond within two working days.

We apply for it, handle the agencies (TNB, Air Selangor, IWK, Bomba where needed) and give you the original certificate. Your final 5% is released only after it is issued.
