The Kuang lot had belonged to Puan Rohaya’s late father for forty years. It was a flat 4,800 sq ft plot at the end of a kampung road, with a small old wooden house that had been demolished years before. The family wanted a home for four generations of weekend visits, but was nervous about builders.
We started with a free site visit and a borehole test, then adapted our Melur design: 30 sq ft added to the kitchen and a wider porch. The contract price was fixed at RM 391,000 and the stage payments followed the usual seven-stage schedule. There were no variation orders during the build.
The family used an LPPSA loan. We prepared the stage certificates in the format LPPSA asks for, so each claim was processed without delays.
Built from our Melur design(4 bedrooms, 1,980 sq ft before changes).
