Each payment is invoiced only after you have inspected the stage with our supervisor and signed the stage certificate. Loan lenders such as LPPSA and banks can pay against the same certificates. The final fixed price is set in your contract after the site visit.

  1. 01

    Stage payments only after a joint inspection

    No stage is invoiced until you (or your representative) and our supervisor have inspected it together and signed the stage certificate.

  2. 02

    Weekly photo report on WhatsApp

    Every Friday you get dated photos of every area worked on, what is next and anything that needs your decision.

  3. 03

    Fixed-price contract, written variation orders

    One price for the signed scope. A change is built only after you sign a Variation Order showing the cost and the time.

  4. 04

    CAR insurance on every site

    Contractors’ All Risks and public liability cover the works, the materials and third parties from day one until handover.

  5. 05

    12-month defect warranty

    We return and fix defects at no cost for 12 months after handover, with inspections at month 6 and month 12.

    Free site visit & soil check

    We walk your land with you.

  2. S-023–5 weeks

    Design & fixed quotation

    Pick one of our house designs or bring your own.

  3. S-032–4 months

    Approvals (PBT / council)

    We prepare and submit the building plans to your local council (PBT) through a registered Qualified Person, and chase every comment until approval.

  4. S-046–12 months

    Construction in seven stages

    Site clearing, foundation, structure, roof and walls, M&E, finishing.

  5. S-054–8 weeks

    CCC & handover

    We clear the punch-list, apply for the Certificate of Completion and Compliance (CCC) and arrange utilities (TNB, Air Selangor, IWK).

  6. S-0612 months

    12-month defect liability

    If a crack, leak or loose fitting shows up in the first year, call us.

07Financing

LPPSA, bank loan or your own savings

Building on your own land is easier to finance than most people think. Lenders pay in stages, and so do you.

    LPPSA housing loan

    Build on land you already own. LPPSA releases the loan in stages as the house progresses. We prepare the approved plans, contract and stage schedule that LPPSA asks for.

    Bank construction financing

    Banks finance a house on your land against the contract and the approved plans. Your claims follow our seven stages, so the bank pays the contractor only for work that has been inspected.

  • Pay as you build

    Your own savings

    Paying cash? The same seven stages protect you. You never pay for work that is not there yet, and every payment comes with a signed stage certificate.

Eligibility, margin and disbursement are decided by your lender. Check the latest terms with LPPSA or your bank. We prepare the approved plans, contract, bill of quantities and stage certificates that lenders usually ask for. For a RM 300,000 contract, stage 3 is RM 60,000.
