A four-bedroom single-storey home for a schoolteacher using an LPPSA loan. Built from our Cempaka design in nine months, on the lot she inherited from her grandmother.

Cikgu Hasnah inherited the 6,000 sq ft lot from her grandmother. The land was kampung land with an old title, so the first job was to confirm the lot boundaries, land use and any conditions before drawing a single line.

Our draughtsman adapted Cempaka to the plot, turned the porch to face the access road and moved the kitchen to the rear for better ventilation. PBT approval took four months, a little longer than usual because the council asked for extra drainage drawings.

The build ran to the schedule we gave in the contract. Payments followed the usual seven stages, and each stage certificate went straight to LPPSA for the next tranche.

The build, stage by stage

The same weekly photos the homeowner received on WhatsApp. Each stage was inspected before its payment was released.

    A two-week site clearing and platform filling. We raised the levels by 600 mm to protect against seasonal flooding.

  2. 02Foundation

    Sep 2024

    Timber formwork and steel bars for ground beams at a single-storey house site

    Ground beams and footings formed and inspected. The soil report showed soft clay, so we used spun piles as agreed in the contract.

    Nov 2024

    Brick walls rising between reinforced concrete columns on a house under construction

    Columns, brickwork and ring beams. The brickwork was laid with the weekly photo report so the owner could check wall positions against the plan.

    Timber trusses, concrete roof tiles and fascia. The house was weather-tight in 11 working days.

    Living room with a new plaster ceiling, recessed lights and a tiled floor before furniture

    Ceilings, tiles, doors and paint. The ensuite and kitchen tiles were chosen by the owner at our showroom visit.

    CCC issued, final inspection passed and keys handed over with the warranty cards and as-built drawings.
